Rental Information

Thank you for considering our community. All applicants are welcome. Application fees are non-refundable.

Application Requirements:
Valid government ID, two (2) years of residential history, landlord references, proof of income and/or banking statements, any additional requested documents, and payment of required fees.

General Policies:
All occupants and pets must be listed. All adults (18+) must apply and sign the lease. No co-signers. Units are not held during processing. Minimum lease term is 12 months; 6+ month leases require a $150/month surcharge. Lease changes allowed only at renewal.

Income:
Household income is reviewed collectively. At least one applicant must provide two consecutive months of pay stubs (most recent within 30 days) or acceptable verification (tax returns, Social Security, retirement, or investments). Income must equal 3x monthly rent (2.5x with higher deposit). Child support, gifts, and unverified business income are not accepted. Income is verified by a third party.

Address/Rental History:
Two years of verifiable rental history in good standing required (homeownership may qualify). References must be from landlords or property managers. Evictions, unpaid landlord collections, or negative history within 7 years may result in denial. Current lease must expire within 30 days of approval.

Credit:
650+ standard approval; 450–649 conditional; 449 or below denied. Credit decisions consider overall history. No open or non-discharged bankruptcies. Excessive debt, collections, judgments, or lack of credit may result in denial.

Credit Waiver:
Applicants may request a waiver by paying the full lease term and fees upfront. Applies only to credit minimums/ratios, must be reapproved at renewal, and is not guaranteed.

Criminal History:
Background checks required. Decisions are case-by-case based on offense type, date, and frequency.

Additional Requirements:
No falsified information, open bankruptcy, or unsatisfied evictions/judgments within 7 years. Utilities must be in leaseholder names. Renters insurance required. If one applicant is denied, all are denied.

Pet Policy:
Most properties: up to 2 pets under 45 lbs; $250 non-refundable fee; $25/month per pet.
Creekside Apartments: 1 pet under 15 lbs; same fees. No exotic animals; pets must be spayed/neutered.

Fees:
Application fee: $40 per applicant. Hold deposit: $150 (applied to security deposit; non-refundable if canceled). Security deposit starts at one month’s rent (1.5–2x if conditional). Occupancy processing fee: $50. No cash accepted.
